Electrical Systems & Distribution
Every manufacturing operation depends on reliable, precisely engineered electrical infrastructure. Our electrical tenant improvement services cover the full scope — from main facility feeds and mid-tension substations to panel installation, lighting systems, and power-to-equipment hookups. We design and install circuit distribution, busways, ground systems, and building support circuits tailored to your production requirements, ensuring your facility meets both local codes and the demanding uptime standards of industrial operations in Mexico.

Full electrical distribution system with 4,000 KVA transformers, I-LINE 500–800 Amp panels, THW/THW-LS cabling up to 500 MCM, main switches, breakers, and aluminum cable trays — engineered to power a high-demand vehicle interior finishes production line.

4,000 KVA transformer capacity with I-LINE NQ & NF panels, multi-voltage distribution (120V, 220V & 480V), THW cabling up to 500 MCM, main switches, breakers, and aluminum cable trays — configured for a heavy-duty construction tools production line.
Mechanical Systems & Installations
From process cooling and compressed air to fire protection and HVAC, our mechanical TI services keep your facility running at peak performance. We engineer and install cold water and process water lines, process drainage, vacuum systems, and specialized refrigeration — all configured to your specific production process. Each system is designed with instrumentation, controls, and capacity planning that align with your operational targets from day one.

Cooling tower-based system with 180-ton capacity, R-410A refrigerant, 7.5 hp recycling pumps, 6" insulated PVC piping, and full instrumentation and controls — designed to maintain precise temperature conditions for production.

Industrial compressed air installation with refrigerant dryers, 450 hp capacity, filter lines and condensation separators, 10,000-liter lung capacity, PVC piping, and galvanized injection and extraction ducting.

City water line routed across the full facility footprint, feeding process valves and accessories required for the vehicle interior finishes production process.

PEAD 2" low-pressure natural gas installation with Steel CED 40 2" piping, trenched and elevated routing to feed production equipment across the facility.


Discharge pits and trenches with piping trajectory routed to treatment and a 24 m³ cistern — ensuring compliant wastewater handling for the manufacturing process.

Production air conditioning covering 2,675 m² with ventilation engineered for 3 air changes per hour, plus 5 air curtains at key transition points — maintaining climate control across the facility.

Two chiller pads totaling 90 m² of reinforced concrete, purpose-built to support the production air conditioning system.
Civil Works & Finishes
Transforming a shell space into a production-ready facility requires precision civil work — and an understanding of what manufacturers actually need on the ground. Our civil works and finishes services include concrete floor demolitions and equipment foundations, epoxy coatings, demising walls, production restrooms, equipment mezzanines, pits and trenches, support rooms, laboratories, and administrative spaces. We also handle roads, parking, and minor facility expansions to support your growth without disrupting operations.

Concrete floor demolitions, equipment foundations, technical rooms, special-purpose rooms, and a purpose-built CO₂ station — all completed to support heavy production equipment and process infrastructure.

Specialty Systems & Infrastructure
Some tenant improvements don't fit neatly into a single trade — they require cross-disciplinary expertise. Our specialty services include overhead and bridge cranes, industrial racking systems, IT distribution, gates and fencing, CCTV and access control systems, clean rooms, and dock and door installations. These are the finishing touches that make a facility fully operational, secure, and ready for production.

Self-supported overhead crane, CMAA Class C, 10-ton capacity with 6.1 m (20 ft) clear lifting height and 14.94 m (49 ft) clear span — installed to support heavy material handling across the production floor.

Self-supported, top-running overhead crane with 20-ton capacity, 7 m (23 ft) clear lifting height, and 13.5 m (44.3 ft) clear span — installed for heavy material handling on the production floor.

Storage structural racking system, Cat 6 structured cabling, technical rooms, and special-purpose rooms — completing the facility with logistics, IT, and support infrastructure.

Large-scale racking installation across 10 system types — including VNA 60, VNA 30, VNA BAT 60, standard, Rainbow 144/96, PTB 144, PTR 144, ladder, and AR Sort configurations — totaling over 58,000 pallet positions engineered for high-density warehouse operations.

Library and LD shelving system with over 16,700 modules installed, providing organized small-parts and document storage to complement the facility's high-volume racking infrastructure.
