Monterrey, Mexico — October 2026. Spanish multinational Fersa, a global manufacturer of high-performance bearing solutions, has strengthened its presence in North America with the opening of a new manufacturing facility in Monterrey, Mexico. The project, supported by Prodensa, reflects Fersa's commitment to bringing production closer to its customers and strengthening regional supply chain resilience.

Located in FINSA Apodaca Industrial Park in Nuevo León, the facility began operations in late July 2026, initially manufacturing tapered roller bearings for heavy-duty automotive applications. Its strategic location provides access to Monterrey's established industrial ecosystem, major logistics infrastructure and connections to the U.S. market.
“With this new plant, we want to be closer to our customers in North America, strengthen our proximity, and improve our responsiveness in a strategic market for Fersa.”
— Carlos Oehling, President of Fersa
Prodensa's Role in Fersa's Mexico Manufacturing Expansion
Having already established distribution operations in Guadalajara, Fersa sought to expand its presence in Mexico by adding local manufacturing capabilities. The company approached Prodensa for support in identifying an industrial facility that could accommodate its production requirements and enable a timely startup.
Prodensa supported Fersa through industrial site selection and tenant representation, evaluating properties based on production space, proximity to key customers, airport connectivity and available electrical infrastructure. A particularly important requirement was identifying a building with existing transformers and sufficient power capacity, allowing Fersa to move forward with equipment installation without depending on potentially lengthy utility upgrades.
"For Fersa, the challenge was not simply finding an industrial building in Monterrey. It was identifying a location close to its customers, with the right infrastructure and electrical capacity to support an accelerated startup. Our priority was to find a facility that could meet those requirements without compromising the project's timeline."
— Juan Carlos Posada, BD Advisor, Prodensa
The selection process required close coordination between Prodensa and Fersa to align the available real estate options with the company's operational priorities and target startup timeline of no more than three months.
Supporting Fersa's Long-Term Growth in North America
The new plant has an initial production capacity of approximately 500,000 bearing sets annually, with plans to expand to one million sets per year by 2027. Fersa is also working toward introducing an additional clutch actuator assembly line, with a planned capacity of 5,000 units per month.
With the opening of the Monterrey facility, Fersa now employs approximately 50 people in Mexico, including its manufacturing workforce in Nuevo León and its administrative, commercial and logistics teams in Guadalajara. Local employees received specialized training at Fersa's facilities in Spain, supporting a startup aligned with the company's global manufacturing and quality standards.
As Fersa continues expanding its production capabilities, Prodensa looks forward to supporting the company's evolving industrial real estate requirements and long-term growth plans in Mexico.
"Constant communication with Fersa was essential to understanding its operational needs and identifying the right options within its timeline. As the company looks to increase production capacity in Mexico, we see an opportunity to continue supporting its expansion while contributing to industrial growth and new employment opportunities in the region."
— Juan Carlos Posada, BD Advisor, Prodensa
The opening reinforces Monterrey's position as a strategic manufacturing destination for international companies seeking proximity to North American markets, access to specialized talent and a competitive industrial environment.
For Prodensa, the project reflects the importance of aligning real estate decisions with operational requirements, infrastructure readiness, and business timelines to help international manufacturers successfully establish and expand their operations in Mexico.
